This large extension is for a family home located in Fen End, Solihull within the West Midlands Green Belt which has tighter planning restrictions. The existing property is a bungalow which has been reconfigured, designed by Harper Architects for more modern-day use by the current owners. The new proposals saw the demolition of a detached double garage, infill of a well and formation of a new two storey extension. The proposals provide a light filled garden/family room at ground floor with a separate utility and office space. The first floor provides a guest suite over including a bedroom, separate dressing area and en-suite. The new development will be linked to the main residence by a new single storey construction with forms the new entrance space into the family home and acts as the hub between the old and new house where historic and modern architecture is combined.
It was successfully argued during the planning determination period, that the property was in a ribbon of development. This meant that some of the stringent green belt planning policy would not apply. This allowed for the large two-storey extension which is above the 40% maximum ruling of the existing property to proceed through planning. It was intended that the proposed materials will reflect those of the local character and existing building, harmonising the proposed development within its setting whilst bringing a contemporary look to the new addition.
